Broadstone Northpoint starts leasing

ALBUQUERQUE, N.M. — Construction has progressed quickly on the $30 million Broadstone Northpoint development since ground was broken in November 2016, and developers have already started leasing apartments.

The first residents have already moved in to six townhomes and 20 apartments in the luxury-style community at 9100 San Mateo NE, said Kasie Yancy, Northpoint’s manager.

“The fastest-leasing units are one bedrooms, ” she said. “It’s usually a single business professional who’s drawn to the community amenities,” access to freeways, shopping along the Paseo del Norte corridor and close proximity to large employers like Presbyterian Healthcare Services.

Located in the north I-25 district of Northeast Albuquerque, the 226-unit project has transformed what had long sat as a vacant 10-acre site. Co-developers Titan Development and Alliance Residential Co. broke ground on the gated community a year ago, and units are being leased as construction wraps up on each building.

Broadstone Northpoint features one-bedroom units ranging in size from 738 to 983 square feet, with monthly rent starting at $1,145 for the smallest units. Two-bedroom townhomes are 1,095 to 1,242 square feet in size, with rents in the $1,300 to $1,750 range.  Several one-bedroom townhomes will also be available, with rents starting at $1,200.

A construction special provides one month’s free rent for those now signing a one year-lease, said Yancy, who oversees a three-person leasing team and two maintenance workers.  Wait lists are also forming for those wanting to move in a couple of months, she added. She expects demand to be strong.

The highly amenitized community includes a resident lounge with Wi-Fi, pool tables, big-screen TVs and a complimentary coffee bar.

In the units, Broadstone Northpoint offers contemporary kitchens with tile backsplashes and Quartz countertops in some of the units; walk-in closets; a full-size washer and dryer in every residence; wood-style flooring; attached parking in the townhomes; parking in detached resident-only garages or assigned covered parking. Smartphone technology allows residents to control thermostat settings remotely.

The outside area has a resort-style pool and spa; gas BBQ grills, fire pits, cabana seating and lounge chairs. To round out the offerings, residents have access to an enormous 24-hour fitness center; a resident dog park; and a putting green.

Josh Rogers, director of Titan’s multifamily division, said the company’s latest apartment project is a “big step above everything we’ve done” at other Broadstone apartment communities in Albuquerque. He said open concept room layouts, energy efficiencies, amenities and technology continue to evolve with each construction project.

Next up for Titan and Alliance: the Broadstone Highlands, an upscale apartment community north of Central Avenue near Presbyterian Hospital.
